DECEMBER 2022
As another year comes to an end, we want to wish everyone a very Happy and Safe Holiday season!
THANK YOU to this year’s “Santa’s Elves”, Laurel, Hudson, and Poppy Herzog, A.J. Jacobson, Mark and Kim Stump, Bob Schultz and Dianne Scott for the festive decorations at our entrance. Thank you also to all our residents who have decorated their homes. It’s nice to see so much holiday spirit!
Annual Meeting: The annual meeting and election was held November 15, 2022. Congratulations to our newly elected board members, Mark Eggen, A.J. Jacobson, and Dianne Scott. Thank you to our retiring directors, Harry Hall and Patti Pratley for their years of service. The new officers of the Association are Mark Eggen, president, Dianne Scott, vice-president, Mario Cuevas, treasurer, Laurel Herzog, secretary, A.J. Jacobson, member-at-large.
LANDSCAPE COMMITTEE: The committee reminds everyone that the walk-throughs are now held every other month on the 3rd Friday, meeting at the pool parking lot at 10:30 a.m. The next walk is scheduled for January 20, 2023. Concerns and/or questions should be submitted to the management company. (see below)
POOL SCHEDULE: Several residents have recently asked about the pool schedule. The pool is heated from April 1 through October 31. The solar panels provide some additional heat, but this time of year, probably not enough for a comfortable swim. From November through March the pool service comes once a week, the janitorial service comes twice a week.
2023 BUDGET: As a reminder, all owners were mailed a copy of the 2023 Budget and Reserve Statement on October 20, 2022. The new budget includes an increase in monthly assessments to $350 per unit/per month beginning January 1. If you are set up on ACH with the management co., the increase will be automatically adjusted. In order to avoid late fees, if you are set up on auto-pay through your bank, you will need to make the adjustment. Check writers, be sure to enter the correct amount in January.
WEBSITE: Some owners new to Captain’s Hill may not be aware that we have a website at www.captainshill.org. Forms that are needed, such as the Architectural Application, can be downloaded from the website. Also, if you enter your email address, you will receive the newsletter and other current announcements. It’s a great way to stay up with what’s going on in the community!
MONTHLY REMINDERS… again.
There are entirely too many drivers who are speeding and not stopping at the stop signs. This is obviously very dangerous. Residents, please observe the rules and remind your guests to do the same!
Dog owners, please carry a plastic bag and pick up after your dog!
Architectural Applications must be submitted and approved by the Board for any modifications to the exterior of your home. This includes the installation of solar panels.
We still have coyotes roaming throughout the community. Be aware, especially as you walk with a pet or small child. Loud noises are supposed to scare them off. You might consider carrying a whistle or other noise-maker.
VOLUNTEER OPPORTUNITIES: The Board is always looking for members who would like to volunteer for committees or other ways to help out. Currently there is talk of starting a Neighborhood Watch program. If you are interested, contact a Board member or the management company.
LAST, BUT NOT LEAST, WE WISH EVERYONE A VERY HAPPY AND HEALTHY NEW YEAR!
