Board meetings are held on the 3rd Tuesday of the month at 6:30PM, except for November and December. Meeting are currently held via teleconference. Call-in information is included on the agenda which is posted in the pool bulletin board 4 days prior to the meeting.
To access regular Board meetings, and our Annual Meeting and Election through your desktop please go to www.zoom.com/join. If you have previously used the program, you can then input the meeting ID and the password. If this is your first time, please follow the prompt to install the zoom program and then enter the meeting ID and password on the “Join Meeting” tab. To access through your phone or tablet please add the Zoom app through your app store. In the app navigate to the “Join Meeting” tab. The location of this tab varies based on your device’s platform so please allocate time to explore your specific layout. Once you have located the “Join Meeting” tab proceed to enter the meeting ID and password.
ANNUAL MEETING AND ELECTION: The November 15 meeting is the annual meeting of the association membership. You will be receiving your election material shortly in the mail from the Inspectors of Election. We will be electing Directors to fill 2 open positions. You will receive your ballot in the mail. Make sure you follow the instructions exactly. The procedure has changed in recent years as required by law, so take a moment to check your ballot and envelopes. Ballots are safeguarded by the Inspectors of Election and opened only when a quorum has been reached. The inspectors determine a quorum by counting the envelopes received before the meeting date. Mail your ballot in plenty of time! If a quorum is not reached, the election must be postponed.
REMINDER TO CLEAN YOUR GUTTERS AND SCUPPERS (flat roof drains): One of the most attractive features of Captain’s Hill is its trees. However, they do drop a lot of leaves, and the leaves find their way onto the roofs in the community. For your safety, and slope stability, water from your property is not allowed to flow over the top or drain onto any slope. It is important to clean the gutters and scuppers to avoid blockage, roof leaks, mold and mildew. The annual tree trimming is scheduled to begin November 22.
ASSOCIATION FORMS can be found on our website, or by contacting the management company. Commonly requested forms are for architectural changes, or to file a complaint. The Board cannot consider an architectural request unless the form is filled in completely, and work cannot commence until the application is approved. Likewise, violations of the governing documents cannot be addressed unless a violation complaint form has been submitted. All member requests for Board action on any item must be placed in writing and received by management at least 10 days prior to each meeting.
REMINDERS…All dogs must be kept on a leash when in the common area. This is for the safety of other pets and people, especially children. If you wish to report dogs in the common area without a leash, or dogs barking excessively, contact Animal Control Services at (949) 249-5160. Clean up after your pets! Obey the speed limit and stop signs! Put your trash cans out on Tuesday pm, and bring them in no later than Wed pm.
LANDSCAPE WALK-THROUGH is held the third Friday of the Month beginning at the pool parking lot at 10:30 am. If you would like an item on the walk-through agenda, submit it in writing to the property manager or Vicki Bousman, landscape committee chair.
