ANNUAL MEETING AND ELECTION: The meeting will be held November 17 at 6pm, via Zoom. The election materials and ballots have been mailed, and should have been received by all homeowners. This year ballots can only be returned by mail, so it is VERY important for everyone to read all the instructions carefully and mail the ballot a.s.a.p. The completed ballots must be received no later than November 13. In addition to your vote, your ballot counts toward the quorum that is required in order to hold the meeting. That means at least 61 ballots must be received by the deadline. If we do not have a quorum, we will need to call a second meeting. This will be an unnecessary expense for the association, as there are many more requirements due to the new state regulations. Please help us get the word out to all home owners!
ENTRANCE SIGN: Some good news! Our long-awaited sign remodel has finally begun, as we’re sure you’ve noticed. Granted, it’s not moving as quickly as we would like, but when it’s finished, it will be a big improvement. In addition to the sign itself, there will be improved lighting that will also light the trees on both sides of the entrance.
ASSOCIATION POOL: The pool winter schedule will begin November second. This means the heat will be turned off and the cleaning will return to the pre-Covid schedule. We were recently visited by the County Health Inspector, whose report gave us a “clean bill of health”… no violations. At the last Board meeting, it was decided to replace the old, malfunctioning solar panels. They were causing problems with the pool pump system in addition to not heating correctly. During the winter, they will probably not heat the pool to a “swimable” temperature, but during the summer months, they should help reduce our heating costs. If you should be thinking of using the pool area after November 2, plan to bring your own hand sanitizer.
LANDSCAPING: The landscape committee continues its walk-thru on the 3rd Friday of the month. If you have a concern or request, please email the management co. Recently, the committee has focused on drainage issues, anticipating that this winter we will (hopefully) have rain. They have also approved new plantings in areas that were of concern to homeowners. Tree trimming is scheduled to start December 10th.
WEBSITE: Another reminder that we have a website www.captainshill.org. If everyone would take time to go to the site and put in your email address, you will automatically be notified of new announcements. This could be a very efficient way to transmit important information. For example, reminders about deadlines for the upcoming association election,… and social events…remember what those are?
The Board of Directors does not meet in December, and we may not have another newsletter this year. We want to wish everyone a Happy Holiday Season, and a very Healthy New Year!
