SEPTEMBER 2022
Labor Day traditionally marks the end of summer, but with the hot weather we’ve been experiencing, you would never know it! There’s still time to enjoy outdoor activities. Our pool will be heated until the end of October. The final “San Juan Summer Nites” free concert will be held at Town Center Park on September 21 from 6pm – 8pm. This one will feature Tijuana Dogs playing classic rock. Other upcoming events feature two of our Captain’s Hill homeowners…Susan Bach will be playing guitar and singing at Hennessy’s in SJC on Sept. 24th from 9pm-1am, and at Cresta Villa in Laguna Niguel for a Happy Hour on Sept. 27th beginning at 4:30pm. Mark Paul, who also plays guitar and sings, sometimes with a group, sometimes as a duo, will be at the Rib Joint in Dana Point on Sept. 9th 6:30-9:30, & Sept. 11th 5:00-8:00, at Hacienda by the Lake (M.V.) Sept. 13th 7:00- 10:00, and Beachfire Bar & Grill (S.C.) on Sept. 14th 7:00-9:00. Come out and enjoy the music, it’s always fun!
FROM OUR BOARD OF DIRECTORS… Welcome to our new director, Mario Cuevas! Mario has served on the Board in the past, and agreed to finish Ron Thompson’s term as treasurer and maintenance chair. He was elected by the Board at their July meeting, as per our CC&R’s. Ron has moved out of the community, so could no longer serve. He deserves a BIG thank you for all the work he did for Captain’s Hill over many years.
The Board has decided to continue holding meetings via Zoom, at least for the immediate future. Members are always welcome to join the meeting and are given 3 minutes each to address the Board under “Homeowner Forum” at the beginning of the meeting. After that time they are welcome to stay, but not speak, as the Board members conduct their business. Agendas for the meetings are posted at least 4 days prior to the meeting day on the bulletin board at the pool, and on the website. Requests for Board Action and/or Board response to complaints must be in written form and received by management 10 days prior to the meeting date (3rd Tuesday of the month). The appropriate forms can be found on the website.
COYOTES…again! As we have cautioned many times, coyotes are still roaming our neighborhood. Recently several have been seen in daylight in the middle of the day! As always, be alert and keep children and pets safe, and don’t leave food or water outside.
LANDSCAPE COMMITTEE: The walk-through which is normally held every other month, will skip October and meet next on the 3rd Friday of November. Homeowners who have concerns can report them to the management company. Concerns of an urgent nature will be checked and addressed before November.
HOA BOARD ELECTION: Our annual election for members of the Board of Directors is coming up in November. The deadline for nominees was Sept. 5th. Election materials and ballots will be mailed next month. There are 3 Board positions open. Whether or not you choose to vote for the candidates, it is still very important to return your signed ballot. If we do not receive enough ballots to constitute a quorum, the election must be rescheduled, and this costs the association additional money. Unfortunately, this has been the case the past few years.
HELP WANTED: We’re looking for volunteers to form a committee to oversee our Christmas decorations. The first step would be to sort through and evaluate our existing decorations, then plan the decorations for our entrance, and perhaps the pool area, and make recommendations to the Board for possible purchases of additional decorations. Contact a Board member or the management company if you’re interested in helping.
DOG OWNERS! Let’s not blame it on the coyotes. We know there are still dog owners who are not picking up after their dogs. This is unsightly and unsanitary! Carry a bag and pick up the poop, please! EVERYONE remember to obey the speed limit and stop signs!
Our Association website is www.captainshill.org. For maintenance requests, forms, questions, concerns, emergencies, etc. contact Dana Pacific Management at (949) 248-4300 or pbell@danapacificms.com.
Just a quick note of “thanks” for this newsletter, which is both timely as well as informative. As a “new” member of the community, we appreciate this communication channel, along with the friendly outreach of so many of our immediate new neighbors.
